POLICIES & RULES

PARK POLICIES

  • CHECK IN TIME: 1:00 p.m. (Paragraph 2)

  • CHECK OUT TIME: 11:00 a.m. Please note there will be a late fee if you depart past 11:00 a.m. We can be flexible depending on when the next guest is arriving. Please let us know and we will accommodate you if possible.

  • QUIET TIME: 10:00 p.m. to 7:00 a.m.

  • SPEED LIMIT: 5 MPH  

  • PARKING: Park only in your assigned site, next to your RV.  Additional parking is also available in the overflow areas, if available. Please ask for details. Make sure to leave plenty of room for other RV’s entering and exiting. There is to be NO parking in empty sites.

  • TRASH: All trash must be bagged before placed in the dumpsters. Large items, uncontained liquids and oil are prohibited. 

  • Wi-Fi: Wireless Internet service is provided as a convenience for customers to check email, surf the web, pay bills, streaming, etc.  It is NOT to be used for downloading large files, movies, etc.

  • CARE OF YOUR SITE: Please keep your site clean & litter free, including cigarettes butts and pet droppings. Fire ordinances prohibit storage or accumulation of materials under and around your RV. Only outdoor chairs, tables and barbecue grills are allowed in your space.

  • CHILDREN: You are responsible for your children’s safety and behavior. No playing in the street. A 10:00 p.m. curfew must be observed. No minors shall be left unattended at any time.

  • GUESTS: You are responsible for the behavior and action of your guests, and you must notify your guests to park only as instructed by the office. No overnight guests will be allowed.

  • RV WASHING: RV’s may be washed after manager approval only. There is a $10.00 charge for washing your RV. Please use water sparingly; do not allow water to run into other sites.

  • NO VEHICLE REPAIRS permitted except the repair of flat tires. No adding, draining, changing, flushing of any liquid or oil allowed.​

  • Use of FIREARMS or FIREWORKS is not permitted.

  • Possession and use of any ILLEGAL SUBSTANCE is prohibited.

  • GENERATORS are not allowed to be used in the park.

  • All personal property brought into the RV park is at the registered guest’s risk and management shall bear no responsibility for the damage, loss or theft of such property. All guests assume the responsibility of maintaining proper insurance on their RV & personal property. We are not responsible for any damage to any RV or personal property for any reason including an act of God (i.e. wind, lightning, hail, fallen branches, trees, etc.) accident, fire or vandalism.

  • Breaking any of our policies could result in management asking you to leave the property immediately and you would not be eligible for a refund.​

PET RULES

  • Please use the DOG RUN and provided doggy bags for your pets.

  • There will be a charge if your PET's WASTE is not cleaned up immediately.

  • Pets must be on a LEASH at all times. Pet owners must have control of pets at all times.

  • Pets are not to be left outside UNSUPERVISED or UNATTENDED at any time.

  • Pets must BE RESPECTFUL of other guests. If issues arise, you may be required to leave the premises, and no refunds will be given.

  • Due to insurance requirements, we DO NOT ALLOW AGGRESSIVE BREEDS (pit bulls, rottweilers, etc.).​

MONTHLY TENANT REQUIREMENTS & POLICY

  • All tenants must be approved by the management before being accepted as a monthly tenant.  A 4 week probation period may be required.

  • All occupants (except minors) must provide a copy of a valid Driver’s License or Photo Identification; copy of the latest paycheck stub or proof of income.

  • All tenants must provide a copy of valid registration of RV and vehicle(s).

  • Any RV over 10 years old is subject to approval by the management and my not be accepted. 

  • Monthly rates are for a maximum of 2 persons. Extra fees charged for each additional person.

  • Rent must be paid in advance and is due each month as invoiced.

  • All monthly tenants must also pay electricity usage charge for the prior month which is due on the 1st of each month. 

  • If any charges are not paid by 4:00 p.m. within 5 days of invoice date, there will be a $10.00 late charge per day until paid in full. 

  • Monthly tenants who pay late may be reverted to weekly or daily rate at the discretion of management.

  • There will be a $30.00 fee for any check returned from the bank for any reason, plus applicable daily late charges until the returned check and other charges are paid in full. 

  • Tenants may be asked to completely vacate from their space for a minimum of 2 days for every 6 months of continued occupancy.

  • No space is guaranteed for a long term basis.  Management holds the right to change the monthly space or ask any tenant to vacate the space with 30 days prior notice.

  • No “FOR SALE” signs are allowed on your vehicle or trailer.

  • No PERMANENT STRUCTURES or custom construction are allowed.

  • Do not hang clothes or towels outside and no CLOTHESLINES.

  • OUTDOOR ROOM ENCLOSURES of any kind are not permitted.  Blankets, sheets, plastic, etc. are not to be strung around and used for wind breaks or privacy screens.

  • Proper DISPOSAL of WASTEWATER is critical as the park uses a septic system. Only biodegradable chemicals are to be used. NO trash, tampons, diapers, or other large items are to be flushed into the holding tanks. Toilet waste (black water) MUST be held and treated before you dispose to the drain. Make sure there are no spills of wastewater on the ground.
